INVESTMENT CRITERIA
LEAD
Proptechfonden can act as lead or co-lead investor.
STAGE
You are a start-up in the pre-seed or seed stage. Requirement of MVP and product market fit.
TRACTION
Your start-up must show the first sales or make it probable within 12 months.
FOUNDERS
Preferably 2 active founders, and together with key staff own at least 50% after the investment round.
GEOGRAPHY
The fund can invest broadly across geographies, with the Nordics as the prioritised market.
ABOUT THE FUND
PURPOSE
The purpose of proptechfonden is to invest in early-stage tech startups within construction, urban development, and property in use, etc., to support a more efficient sector, and to deliver a market-compliant return to investors.
INVESTORS
Realdania is the cornerstone LP, alongside a group of Danish industry-relevant LPs — several of them industry leaders who act as ambassadors for the fund. All board members are invested themselves.
BOARD
The board consists of 5 members, all with industry experience, and a huge network within construction, urban development, proptech, and real estate. Meet our board here.

HOW WE INVEST
Proptechfonden is actively managed, and the fund acts as lead investor or co-lead investor.
We are open to startups that meet our investment criteria, and the investment process includes an open dialogue for a start, followed by screenings and due diligence through a structured process. Already, at this stage, we start delivering value to your start-up, as our feedback and input, gives you new insights.

Proptechfonden has a board of 5 members with strong complementary competencies and skills. We have all been or are entrepreneurs. We have all made investments in start-ups. More of us have a long track-record in early stage investment activities within proptech. Individually, we have experiences ranging from innovation, finance, due diligence, management, exits, and much more.

Cityweft simplifies access to high-quality 3D spatial data for the AEC industry by delivering instantly editable context models—covering terrain, buildings, infrastructure, and more. These datasets can be tailored through the intuitive web platform or API and seamlessly exported into design tools like Rhino, SketchUp, Revit, GLTF, OBJ, and STL—empowering architects, planners, and developers to design with precision, efficiency, and real-world context.
Plaace provides an AI-driven SaaS platform that combines transaction data, mobility patterns, and demographic insights into a single tool for location and market decisions. This enables retailers, municipalities, and real estate players to evaluate the potential of specific locations and make decisions based on documented behavior rather than assumptions.
Aparta offers an innovative co-ownership model for the private housing market — a hybrid between full ownership and traditional renting that gives buyers and homeowners greater flexibility. Aparta becomes a co-owner by helping new buyers purchase part of a home, or by buying a share of an existing home to free up capital without the owner having to move, while the customer retains full right of use.
Everyday^ delivers an integrated climate and energy system for single-family homes, built around air-to-air heat pumps and offered as a complete "heat-pump-as-a-service" package — hardware, software, and service — with no upfront cost. In addition to heating and cooling, the system covers hot water, solar, battery storage, and a sensor layer that optimizes indoor climate, energy use, and comfort.
KomuHomes provides a fully integrated digital property-operations platform combined with a specialized property management service, built specifically for institutional housing portfolios. The platform reduces operating costs, increases transparency, and creates a unified digital infrastructure for asset managers, tenants, and onsite teams.
Visibuilt has developed a bio-based binder made from fungi, offering a fossil-free alternative to oil-based binders used in asphalt and other construction materials. The technology helps reduce energy use and CO₂ emissions in the production of some of the construction industry's most widely used materials.
KomuHomes provides a fully integrated digital property-operations platform combined with a specialized property management service, built specifically for institutional housing portfolios.
